You can browse listings without an account, but signing up allows you to access
full details, save favorites, and connect directly with property owners or tenants.
Property Investors
No, HDB flats are meant primarily to serve as a home for Singaporeans and are not intended as speculative investments. In addition, HDB flats are not suitable for investments due to the eligibility requirements and the minimum occupancy requirements.
You and your co-investor will be reflected as the registered proprietors of the property, which can be verified on the Integrated Land Information Service (INLIS) on Singapore Land Authority’s website.
In addition, the relationship between you and your co-investor will be documented in a legally binding contract which sets out the rights, responsibilities, and obligations, helping to prevent disputes by clearly defining expectations and establishing mechanisms for resolving conflicts
Your assets, including the stake in the property, will be distributed to your beneficiaries in the will or in accordance with the Intestate Succession Act 1967.
Your co-investor’s assets, including the stake in the property, will be distributed to his beneficiaries in the will or in accordance with the Intestate Succession Act 1967 if he passed away without a will. Your stake in the property will not be affected.
As a tenant-in-common, your co-investor cannot sell the property without your consent. However, we will match you with other co-investors with similar investment horizon so that you and your co-investors may exit the investment together.
If your co-investor wants to sell his stake in the property, he has to offer it to you first before he can sell it to anyone else.
You get the first chance to buy it if you want to, at the same price and terms that someone else is offering to buy it for, before he can finalize a deal with anyone else.
Absolutely! We'll make every effort to find a property that is already tenanted, allowing you and your co-investor to start earning rental income immediately upon buying the property.
At the expiry of the existing tenancy, we can help you to source for suitable tenants. A fee will be charge if we are required to look for tenants, but rest assured it will be discounted compared to standard market rates
The contract will specify the minimum gross rental yield to be mutually agreed between the parties at the onset (e.g., 3% of the original purchase price).
If a suitable tenant is found and the minimum gross rental yield is met, the parties cannot object to renting out the property to such tenant.
